OVERVIEW

Our cities located near the coast provide a mild but sunny, year-around climate that is influenced both by coastal breezes and by inland sunshine. Home prices range from affordable to some of the most expensive in California.

Location-

Our Near-Coast towns and cities lie inland, 3 to 17 miles from the Pacific coast. They are close to everything; an easy drive to North County's Coastal and Inland towns and cities, to downtown San Diego and to rest of California via the I-5 and I-15 north - south corridors.

Climate-
The combination of Coastal Breezes and Inland Sunshine produces a Near-Perfect Climate with warm, sunny winters and mild, low humidity summers. Average winter daytime high temperatures are in the 60’s (°F) and summer highs range from the high 70’s to mid-80’s. There is some morning overcast in the spring, but the sun still shines approximately 70% of the time possible. Since there is little or no summer rainfall, the summer afternoon relative humidity is low, usually below 65%. We have no snow, hurricanes or desert-like high temperatures and have few bugs. Our nearly ideal climate makes this a very comfortable place to enjoy year-round outdoor activities throughout your active retirement years.

Terrain-
The terrain is generally hilly which provides many homes with excellent views. This is a semi-rural area with hundreds of flower, landscape plant, strawberry and other unique small farms.

Real estate (except in Rancho Santa Fe), may be less expensive here than in the coastal cities.

North County has a large population of small and medium sized companies in diverse industries. They include the nearby Palomar Airport complex and surrounding area of high-tech companies in the computer software, electronics manufacturing, defense, telecommunications and biotechnology industries.

A plethora of learning opportunities are available at local Senior Centers, Palomar Community College and Cal State San Marcos University.

VISTA

If you are looking for a fine community that offers a wonderful climate and home choices that fit nearly any retirement lifestyle.

Vista Description-

Vista is located 6 to 12 miles inland from the coast. Please see a MAP of the Vista city area.

A good description of this progressive city is that Vista = Variety; a variety of old and new communities, a variety of flat and hilly terrain, a wide variety home styles on a variety of sizes and shapes of lots and a variety of homes with great views.

Home Selections include Nine Age 55+ Mobile Home Parks and many all-age mobile home parks, condos, upscale suburban communities and elegant country estates.

Vista also has agricultural areas where more than 500 growers operate greenhouses and small farms.

Vista is an interesting and fun place to live that also offers many nearby activities for retirees. It is the home of the highly-rated Moonlight Amphitheatre, the Krikorian MetroPlex movie theater and the great Wave Waterpark for children and young adults.

Vista was Rate 8th best place in the U.S. to raise your family by the book 50 Fabulous Places to Raise Your Family and it was the home of the second-place winner of the Little League World Series in 2005.

A very popular retirement place because of its reasonable cost of living, excellent climate, low crime rates and comfortable lifestyle.

San Marcos Description-

The incorporated city of San Marcos consists of 3 communities: San Marcos, Lake San Marcos and newer San Elijo Hills. They are located near the center of North County, 6 to 13 miles inland from the coast. Please see a MAP of the San Marcos City area.

San Marcos is a modern, vibrant city with a Crime Rate well below the U.S. average. The city has a total of 16 city parks and 63 miles (soon to be 72 miles) of interlinked walking trails. Its parks include 3 Dog Parks. It also has an activity-filled community center, a gymnasium, neighborhood recreation centers, the Jack’s Pond Nature Center, three golf courses and the excellent San Marcos Senior Center. In addition to its many fine all-age communities, San Marcos offers a wide choice of active retirement communities that include 13 excellent, affordable Age 55+  Mobile/Manufactured Home Parks and the Las Brisas Pacificas Senior Community.

San Elijo Hills is a fairly new, ocean and canyon-view community that has gained many prestigious awards in the homebuilding/development industry. Although a wonderful place to live, unfortunately, it does not have age 55+ Senior Community sections.

Lake San Marcos is a neat and tidy, upscale town of approximately 4200 residents of all ages. Its main attractions are its village-like ambience, beautiful 80-acre lake and two golf courses. It is a great place to live and a popular place to retire, partially because many of its houses and condominiums are one-story designs that were originally designed for use as senior community housing.

 San Marcos is the city where many of North San Diego County's residents go to dine out with over 170 high quality, low and moderately-priced restaurants including those at the very popular Old California Restaurant Row; "North County's Premiere Destination for Great Food and Great Entertainment."

San Marcos offers a large variety of local shopping opportunities that include the fairly new Grand Plaza and Creekside Market Place shopping centers. It also has local Costco, and Walmart stores plus a huge selection of other fine stores that supply most of life's necessities. And, being centrally located, it is within a few miles of many other North County shopping centers. In addition, a City-Certified San Marcos Farmers' Market, open Sundays 11 AM - 3 PM, is located 1020 San Marcos Blvd.

San Marcos, often called "The Educational Heart of North San Diego County" is the home of both Palomar Community College, and Cal State University @ San Marcos with its ever-expanding offerings of Extended Learning Courses and Certificates.

In addition to the Regal Edwards San Marcos 18 screen movie theater, within a short driving distance, you will find hundreds of additional Activities and Entertainment Resources including beaches, excellent shopping centers, highly rated golf courses and excellent live theaters.

A Kaiser Permanente Outpatient Medical Center, located within the city and the nearby Palomar Health and Tri-City medical centers offer a choice of excellent medical care. The NCHS San Marcos Health Center also offers lower-cost medical care for those with little or no health insurance.

RANCHO SANTA FE

It is "picture perfect" with rolling hills and lushly-landscaped, elegant, gated-estates and is a true horse lover's paradise with serious competitors in all disciplines. Rancho Santa Fe has strict design restrictions; very few homes are visible from the road.

Rancho Santa Fe also has a small village, six exclusive private golf clubs, polo fields and 26 miles of equestrian riding trials.

Nearby Encinitas, Del Mar, La Jolla and San Diego provide diverse options for shopping, dining, cultural events and entertainment.
