Overview

The Near Coast towns and cities lie inland, 3 to 17 miles from the coast. They have nearly ideal climates. Their close proximity to both the cool Pacific ocean and the warmer inland areas produces summer temperatures that are somewhat lower than that of the Inland cities and less overcast skies than the Coastal cities. Winter daytime average high temperatures are in the 60’s (°F) and average summer highs range from the high 70’s to mid-80’s. Afternoon relative humidity is in the 60% range. There is some morning overcast in the spring, but the sun shines approximately 70% of the time possible. The terrain is generally hilly which provides many homes with excellent views. This is a semi-rural area with hundreds of flower, landscape plant, strawberry and other unique small farms. Real estate (except in Rancho Santa Fe), may be less expensive here than in the coastal cities. Since these cities are "close to everything," they are very convenient and comfortable places to retire. They have many age 55+ communities, excellent medical facilities, many fine, moderately-priced restaurants and a variety of shopping opportunities.

Vista Description-

Vista is located 6 to 12 miles inland from the coast.

A good description of this progressive city is that Vista = Variety:  A variety of old and new communities, a variety of flat and hilly terrain, a wide variety home styles on a variety of sizes and shapes of lots. A variety of great views.

Home Selections include Seven Age 55+ Mobile Home Parks and many all-age mobile home parks, condos, upscale suburban communities and elegant country estates.

Vista also has agricultural areas where more than 500 growers operate greenhouses and small farms.

Vista is an interesting and fun place to live that also offers many nearby activities for retirees. It is the home of the highly-rated Moonlight Amphitheatre, the new Krikorian MetroPlex movie theater and the great Wave Waterpark for children and young adults.

Vista was Rate 8th best place in the U.S. to raise your family by the book 50 Fabulous Places to Raise Your Family and it was the home of the second-place winner of the Little League World Series in 2005.

Vista also offers a variety of fine restaurants, several nearby shopping malls and an excellent Senior Center

If you are looking for a fine community that offers a great climate, low crime rates, many conveniences and a wide choice of both senior and family communities.

San Marcos Description-

  San Marcos is located 6 to 13 miles inland from the coast.

It is a growing, vibrant city with a Crime Rate well below the U.S. average. The city has a total of 12 city parks and 46 miles (soon to be 72 miles) of interlinked walking trails. The city also has an activity-filled community center; a gymnasium, neighborhood recreation centers, The Jack’s Pond Nature Center; and the excellent San Marcos Senior Center

  In addition to its many fine family communities, San Marcos offers a wide choice of retirement communities from its 18 excellent, affordable Senior Mobile/Manufactured Home Parks to the upscale, (mostly age 55+) Lake San Marcos Resort and Country Club and the Las Brisas Pacificas Senior Community.

  San Marcos is the city where many of North San Diego County's residents go to dine out with over 140 high quality, low and moderately-priced restaurants including Old California Restaurant Row, "North Counties Premiere Destination For Great Food and Great Entertainment."

San Marcos is also the home of Palomar Community College with its many free courses and of Cal State University @ San Marcos.

It is "picture perfect" with rolling hills and lushly-landscaped, elegant, gated-estates and is a true horse lover's paradise with serious competitors in all disciplines. Rancho Santa Fe has strict design restrictions. Very few homes are visible from the road.
