The Community-

The Pacifica Senior Community, also known as Ocean Manor, is an Age 55+ Active Adult Community located in Oceanside, California. It is a community of more than 200 conventionally-built, single-family and half-duplex homes with attached two car garages. These attractive, well-kept homes were built in the late 1970’s. Their front yards and the community's common areas are attractively landscaped and well-maintained.

Pacifica has a community clubhouse with meeting/recreation and exercise rooms. It also has a heated swimming pool, tennis courts, shuffleboard, horseshoe pits and BBQ grills. Pacifica is located approximately 5.5 miles inland from the Pacific coast giving it a year around Climate that ranks among the best in the U.S. This great climate allows active retirees to participate in outdoor activities nearly all year long and get the most enjoyment from their active retirement years. Its Great Location-

Pacifica is located in the Tri-city area of Oceanside, a narrow east-west finger of the city that extends between Vista on the north and Carlsbad on the south (See a Map of the area). This location places it near a Wal-Mart shopping center (approximately 1.5 miles away on College Blvd.) and the Tri City Medical Center (less than 3.5 miles away). It is also near other quality shopping, entertainment and recreational sites and Mira Costa City College. Golf is available at several fine nearby Golf Courses.
Its close proximity (approximately 1.5 miles) to Highway 78 also provides easy access to other North County cities and to the I-5 (coastal) and I-15 (inland) corridors to San Diego and the rest of California. Its great climate, beautiful surroundings and close proximity to the coast give Pacifica a resort like ambiance with year-round indoor and outdoor fun and games, balanced with culture, a comfortable lifestyle and a huge choice of mental and physical activities.

Home Choices-

Pacifica offers choices of detached or half- duplex homes. The half-duplexes are attached by their garages. All are single-story homes with 2-3 bedrooms and 2 bathrooms. They range in size from approximately 1150 to 1600 sq. ft. All have attached two 2 car garages and one or more patios. Some patios have nice views. In addition, most homes have cozy fire places and some models have vaulted ceilings and an extra room. Exterior building upkeep and common areas maintenance is paid for from Home Owners Fees.

Current Prices:   Half-duplex and Detached Homes-  Low to Mid $400k range.
Home Owner's Fees:   $390 per month- Pays for Common Area Maintenance, Exterior (Landscaping), Exterior Bldg. Maintenance, Limited Insurance, Roof Maintenance.

Senior Activities-

The community offers a clubhouse, swimming pool, spa/hot tub, two tennis courts and a bocce-ball court. It also has lovely walking paths throughout and a beautiful park with benches facing to the western sunsets.
Within the clubhouse are a fully equipped kitchen, a library, exercise, billiards and meeting rooms and a ping pong table. Activities include bridge, line dancing, knitting and much more. Events are held throughout the year that include “First Friday” socials, 4th of July and Memorial Day celebrations and other events. The
City of Oceanside and surrounding area offers a multitude of Things to do. Some examples are: Mira Costa Community College that offers free courses to senior citizens is less than one mile away, the Oceanside Country Club Senior Center (less than 6  miles away) and the modern  El Corazon Senior Center that "Targets Baby Boomers" (less than 4 miles) away offer a plethora of Senior Activities. Beach activities such as sun bathing, beach walking, surfing, swimming, sailing and fishing activities are less than 10 miles away at the Oceanside City Beaches, Pier and Harbor. Golf is available at the nearby Emerald Island Golf Course and at other local golf courses.
